Routine inspections
$40.00
plus GST
Routine inspections are $40 plus GST, and these are required by most insurers to be completed on a 3 monthly basis.
Letting fee
Letting fees of one weeks rent plus GST are charged to the owner on all new tenancies that require advertising. This amount covers all advertising costs such as Trademe, our time, For Rent signs, travel, and paperwork. Credit check costs may be charged to the owner, however this will be with prior agreement.
Provided free
No Fees are charged for administration, court attendance, inspections for move-out or move-in, or maintenance.
Maintenance
Wherever possible we will always seek approval when carrying out maintenance on your property, with the only exception being an emergency. When emergencies occur we will be mindful of the cost of emergency repair required in order to reduce further damage to your property.

OUR PRACTICE
All tenancy forms, bond lodgements and warning letters which Paramount Property Management use are in line with both Tenancy Services’s standard practice, and the Residential Tenancy Act 1986

LAWNS AND GARDENS
These are required to be maintained by the tenant to a “reasonable condition” under the Residential Tenancy Act. However we recommend that any additional work (such as trimming trees away from your house and gutter cleaning) be undertaken at the start and end of summer to avoid unnecessary maintenance costs.

YOUR INSURANCE
If you are moving out of your house and it’s about to become your rental property, please ensure you update your insurance company in this regard. It’s also a good opportunity to refresh your knowledge of what is and isn’t covered. We are also required to stipulate the type of policy and excess amount on the tenancy agreement.

RENT ARREARS PROCESS
A warning letter can be issued any day after the tenant goes into arrears, however the tenancy tribunal won’t issue a court date until the rent is 21 days or more in arrears. In our experience it’s important to address arrears quickly, so we get on to this straight away for you.
If your tenant is still in arrears after 21 days then we will request a court date with the tenancy tribunal and proceed from there. (For further information please see the question below “What happens when a tenant doesn’t pay the rent?”)

WHAT YOU NEED TO KNOW
Frequently asked questions
Tenants pay the rent to our ASB Trust Account on a frequency determined at the start of the tenancy i.e. weekly, fortnightly or monthly. We then pay you on the 1st and the 15th of the following month (less our fees). Each time you’re paid a statement is sent to you via email.
Within two working days we make contact with the tenant via phone or in person to discuss why this has occurred and when it will be resolved. The owner is also informed of what has happened and what we are doing about it. We’ll then issue a warning notice for either the purpose of lodging a Tenancy Tribunal application or simply if we need to act on it later on. We’ll keep you in the loop and explain all the “what if’s” along the way.
No, however if you want to be hands on but need a little help with record keeping, inspections etc then we are happy to negotiate a different fee structure to accommodate this.
We’ve been involved in residential property management for over 15 year and dealt with a few thousand tenancies. We know the game well, we’re good at picking the right people and we want the same as you……a great person, paying on time, that looks after the property and communicates with us when maintenance is needed or issues occur. We’re happy to talk further on how that’s achieved.
Paramount Property Management pays for all up front advertising, for rent signs, travel costs, staff costs, administrative etc. However we do charge a fee of one weeks rent to the tenant – which counteracts the overall cost of finding new tenants. Please note: If you change your mind after you have signed our contract and your property has been advertised then these costs will be invoiced to you directly.
A minimum payment of one weeks rent is required, and we request the maximum bond of four week’s rent.
We prefer automatic payment directly to our trust account.
Once per year.
We will contact you and inform you of what is likely to be required in order to resolve the issue. We’ll always balance the need and want between you and your tenant, and we are happy to use any existing trade person you are already comfortable with. In the case of an emergency (usually water related), we’ll get this sorted to a point where we can all reassess what should the next step be. Often our owners approve a nominal repair amount for emergency situations.
28 days
63 day’s notice is required if you, your family or an employee needs to move into the property for a period of 90 days or longer. Generally 90 days notice is required for all other reasons (including vacant possession due to the property being sold and the new owner requiring it to be empty on settlement date).
